In the world of luxury spec homes, it is easy to fall into the 
trap of designing for trends rather than for people. White 
walls, safe palettes, predictable finishes, and overly polished 
spaces have become common across the coastal luxury mar-
ket. But for acclaimed designer Laura Brophy, the goal is 
something entirely different: creating homes with soul.
That philosophy came to life at Fairway Point, a striking 
Newport Coast residence that recently achieved record-set-
ting results following an extensive transformation led by 
Brophy in collaboration with developer and builder Sean 
Mozayeni of Western Pacific. Rather than tearing the home 
down and starting over, the team approached the project with 
restraint, intention, and a commitment to honoring what 
already worked.
“Sometimes that’s more interesting than just tearing things 
down,” says Brophy. “By leaving some of the old, it made the 
home feel like it had a story and soul to it.”
The nearly 9,000-square-foot residence offered strong 
architectural bones from the beginning: soaring ceilings, 
sculptural staircases, and expansive golf course and ocean 
views. Brophy’s challenge was not to reinvent the home, but 
to reimagine it for modern living while avoiding the sterile 
feeling often associated with spec properties.
“We wanted it to feel fresh and new, but not like a spec home,” 
she explains. “The more restrained you can be in design right 
now, the more powerful it becomes.”

道。
“在当下的设计语境里,你越能保持克制,反而越有力量。”
