The house is built around use. The waterfront side opens up for entertaining, with the bar, pool, and cabana naturally pulling people outside. On the opposite side, the spaces are more contained and flexible, able to expand when needed or stay quiet. “It’s almost like a hospitality environment,” Graff says. “There’s a front of house and a back of house. Everything works behind the scenes.” For Reeves, the challenge wasn’t complexity. It was time. “We originally estimated that construction would take 20 months to complete, but the owner chal- lenged us to finish it within 15 months,” he says. From the start, he knew what that meant. “We can build it fast if we have the right infor- mation. The design, the approvals, the selections. Everything has to be decided,” shares Reeves. “On this project, it was.” The job required constant coordination. Trades overlapped. Materials were ordered early and pushed through quickly.
